Where is The Ritz-Carlton Residences, Naples, and how is it laid out?

It is a six-acre waterfront community of five buildings on Vanderbilt Beach Road, separate from the Ritz-Carlton hotel.

  • The corner of Vanderbilt Beach Road and Gulf Shore Drive in Naples, on a six-acre waterfront site between the Gulf of Mexico and Vanderbilt Lagoon (Notes 2, 7 and 9).
  • The developer’s March 2026 release places it between The Ritz-Carlton, Naples and The Ritz-Carlton Naples, Tiburón. A 2022 release described it as across the street from the existing hotel (Notes 3 and 7).
  • The community has five buildings: two 12-story Tower Residences, two Bay Residences buildings and the five-story Park Residences (Notes 3, 5, 6 and 7).
  • The Park Residences building has 20 three-bedroom residences, according to the March 2026 releases (Notes 7 and 8).
  • A June 2026 report describes a 22-slip marina (Note 9). Whether a slip comes with a residence or is assigned or sold separately is a question for the contract documents.
  • CGHJ is the architect (Notes 3 and 9). The sales gallery is at 2355 Vanderbilt Beach Road, Suite 106 (Note 1).

The sources agree on 128 residences in five buildings. Multi-Housing News describes the Bay Residences as two four-story buildings (Note 6), while the 2022 release called them mid-rise (Note 3). The declaration and prospectus will state the legal description.

Florida rules

Which Florida rules apply to a purchase here?

The developer’s March 2026 release calls the Park Residences the final offering, so a purchase from STOCK Residences is a developer sale under Chapter 718, Florida Statutes. A purchase from an owner after closings begin is a resale, and different disclosure rules apply.

  • A developer’s contract for a residential unit must carry a legend that the buyer may cancel by written notice within 15 days after signing and receiving all of the required documents, and a legend that oral representations cannot be relied upon (Note 10, section 718.503(1)(a)).
  • A developer of a residential condominium with more than 20 units must prepare a prospectus or offering circular and furnish a copy to each buyer. It covers the description of the condominium, management arrangements, the estimated operating budget, closing expenses, the developer’s identity and experience, and exhibits such as the declaration, bylaws and floor plans (Notes 10 and 11, sections 718.503(1)(b) and 718.504).
  • While construction, furnishing and landscaping are not substantially completed, deposits up to 10 percent of the sale price must go into escrow. Payments above 10 percent are held in a special escrow account controlled by an escrow agent, and if the contract says so the developer may withdraw funds above 10 percent once construction has begun, but only for the uses the statute allows (Note 12, section 718.202). Because this project is near completion, ask which provisions your contract uses.
  • The state’s rule on developer filings says the developer’s filing with the Division of Florida Condominiums, Timeshares and Mobile Homes must occur before any unit is offered to the public (Note 15, rule 61B-17.001).
  • When an owner resells, the owner is not the developer. The owner must give the buyer, at the seller’s expense, the inspector’s milestone inspection summary if one applies and the association’s latest structural integrity reserve study or a statement that none has been completed, and the resale contract carries a cancellation window of 7 days, excluding weekends and legal holidays (Note 10, section 718.503(2)).
  • Two structural rules apply to condominium buildings of three habitable stories or more, which includes the 12-story towers and the four- and five-story buildings. A milestone inspection is due by December 31 of the year the building reaches 30 years of age (a local agency may set 25), and a structural integrity reserve study must be completed at least every 10 years after the condominium’s creation (Notes 13 and 14, sections 553.899 and 718.112(2)(g)). A new building will not reach a milestone inspection year for decades.

Which Florida rules apply to a purchase?

A purchase from the developer is a developer sale: the contract must carry a 15-day cancellation legend, the developer must furnish the prospectus with its exhibits, and payments are escrowed while construction is not substantially complete (Notes 10, 11 and 12).
