Completion is a projection, and reports have given 2026, end of 2027 and 2028 at different times (Notes 3, 4, 6, 8).
Trade reports from November 2025 to August 2026 project 2028 (Notes 7, 8, 9, 19). Bentley’s 2024 release said the end of 2027 and its 2021 release said 2026 (Notes 4, 3). The developer’s site gives no date, so rely on the contract’s completion terms rather than on press projections.
Florida’s developer disclosure statute requires specified documents and a contract legend that lets a buyer cancel within 15 days after execution and receipt of the required items (Note 14). Developers of residential condominiums with more than 20 units must file a prospectus before an enforceable contract (Note 16), and buyer payments up to 10 percent of the price must be escrowed (Note 15). Your attorney should review how each applies to your contract.
Not yet in practice. Section 553.899’s milestone inspection runs from the certificate of occupancy, which a building under construction does not have (Note 18). Once built, the association must have a structural integrity reserve study at least every 10 years, and the developer must have a turnover inspection report before turning over control (Note 17).
