For a unit bought from an owner, Florida’s resale disclosure rules in section 718.503(2) apply, including the inspection report for a turnover inspection performed on or after July 1, 2023 (Note 8). Developer rules, including the 15-day cancellation right, deposit escrow and the prospectus, apply only to a unit bought from the developer (Notes 8, 11, 12). The sources checked do not say whether any units are still offered by it.
Florida requires a milestone inspection by December 31 of the year a condominium building of three or more habitable stories reaches 30 years from its certificate of occupancy, unless the local enforcement agency requires 25 years (Note 9).
