Most facts agree across sources. The one difference, 60 stories against 59, is shown in the table above.
Amenity lists are the developer’s own marketing and may change. Ask the association which amenities exist today, who operates them and what they cost owners.
The developer lists the tower as completed (Note 2), so most purchases here would be resales from an earlier owner. A purchase directly from the developer, if a developer still holds units, follows different disclosure rules.
Confirm the certificate of occupancy date, any milestone inspection summary and the SIRS with the association before relying on any date above.
| Check | Why it matters here | Source |
|---|---|---|
| Story count in the documents | One source counts 59 stories and others count 60. Confirm in the declaration of condominium and the recorded plat how floors and units are numbered before relying on any figure | Notes 1, 4, 5, 6 |
| Certificate of occupancy date | Sources report 2017, but the milestone inspection year under s.553.899 runs from the certificate of occupancy. Ask the association or the building department for the date | Notes 4, 5, 6, 13 |
| Milestone inspection summary | A seller must provide the inspector-prepared summary of the milestone inspection report if one exists. Ask whether the building has had one, or when one is due | Notes 11, 13 |
| Structural integrity reserve study | A seller must provide the association’s most recent SIRS. Ask when it was completed, which items it covers and whether the budget funds it | Notes 11, 12 |
| Turnover inspection report | Developers must have a turnover inspection report before turning over control, and s.718.503(2) lists the report for turnovers on or after July 1, 2023. Ask when control was turned over and request the report if one exists | Notes 11, 12 |
| Vehicle elevator and sky garages | The developer describes a patented automobile elevator and garages beside units. Ask the association who maintains the system, what the budget reserves for it and how the garage is described in the unit’s legal documents | Note 1 |
| Budget, dues and amenity operations | Compare the annual budget and financial statement with the amenities the developer lists. Ask which amenities are run by the association and which by third parties | Notes 1, 11 |
| Developer-held units | If you are buying from the developer rather than a prior owner, the developer-disclosure rules in s.718.503(1) apply. Ask the seller which category applies | Note 11 |
This is a checklist, not advice. Confirm each item with the association, the building department and your attorney.
| Project | Brand and developer | Status and how it differs |
|---|---|---|
| Residences by Armani/Casa | Armani/Casa Interior Design Studio; Dezer Development with The Armani Group and The Related Group | Listed by the developer as completed, with 308 residences and 60 stories, against 132 and 60 here. Published unit counts and completion years conflict (Notes 8, 2) |
| Bentley Residences Miami | Bentley Motors; Dezer Development | Under construction. A June 2026 report put the superstructure at seven levels and projected 2028 completion, so a buyer there follows new-construction rules, not resale rules (Notes 9, 10, 2) |
Porsche Design Tower and Residences by Armani/Casa are both on the developer’s completed list (Note 2). Bentley Residences Miami is on its current list.

As of October 6, 2026, the developer’s site lists it under completed developments (Note 2). The general contractor’s page and SOCOTEC give 2017, and Wikipedia gives January 2017 (Notes 5, 6, 4). The developer’s page gives no year, so ask the association for the certificate of occupancy date.
The developer and four other sources list 132 residences (Notes 1, 3, 4, 5, 6). The developer, Wikipedia and SOCOTEC say 60 stories, while the general contractor’s page says 59 (Notes 1, 4, 6, 5). Confirm floor and unit numbering in the declaration of condominium.
Section 718.503(2) requires an owner who is not a developer to give the buyer the declaration, the association’s articles, bylaws and rules, the annual financial statement and budget, the inspector’s summary of any milestone inspection report and the most recent structural integrity reserve study (Note 11). Buying directly from a developer follows section 718.503(1) instead.
Florida requires a milestone inspection for condominium buildings of three or more habitable stories by December 31 of the year they reach 30 years from the certificate of occupancy, and every 10 years after. A local agency may require it at 25 years (Note 13). The certificate date decides when it falls due, so ask the association for it and for any inspection summary.
