The developer lists the building as completed (Note 2), so most purchases here would be resales from an earlier owner. A purchase directly from the developer, if a developer still holds units, follows different disclosure rules.

The year differs by source: the developer’s page says 2018, the general contractor’s page says 2019 and PROFILEmiami reported a temporary certificate of occupancy in late 2019 (Notes 1, 5, 12). Ask the association for the certificate of occupancy date.
The developer and the general contractor’s page list 308 condominium units (Notes 1, 5). Dezeen in May 2020 and a 2014 launch report both say 260 (Notes 4, 3). Confirm the count in the recorded declaration of condominium.
Section 718.503(2) requires an owner who is not a developer to give the buyer the declaration, the association’s articles, bylaws and rules, the annual financial statement and budget, the inspector’s summary of any milestone inspection report and the most recent structural integrity reserve study (Note 9). Buying directly from a developer follows section 718.503(1) instead.
Florida requires a milestone inspection for condominium buildings of three or more habitable stories by December 31 of the year they reach 30 years from the certificate of occupancy, and every 10 years after. A local agency may require it at 25 years (Note 11). The building’s certificate date decides when it falls due, and reported completion years differ, so ask the association.
