How to read these guides

What do the guides cover, and what do they leave out?

  • Facts with sources. Every figure has a numbered note, and the guides disclose where sources disagree.
  • Status first. A project under construction is bought from a developer under different disclosure rules than a completed building bought from an owner.
  • Buyer checks. Each guide lists documents to request, such as the declaration, budget, reserve records, inspection reports and any pending claims or assessments.
  • No prices. The guides leave out prices, price per square foot and appreciation, and they make no claims about neighborhoods or the people who live there.
  • No affiliation. Brand and developer names identify the project only. ABODE is not affiliated with them.

Branded residences: frequently asked questions

What is a branded residence?

A branded residence is a home in a building or community that carries a hotel, automotive or fashion brand and is designed, and often serviced, to that brand’s standards. In many projects the brand licenses its name to a separate developer rather than building or selling the homes itself, but the arrangement differs by project.

Does ABODE sell these projects or represent the brands?

No. ABODE International Realty is not affiliated with these brands or developers and does not speak for them. ABODE is a licensed brokerage that represents buyers and sellers of condominiums, including resales, and these pages are reference guides to public facts and buyer checks.

Why do the pages show conflicting numbers?

Unit counts, heights and completion dates differ between developer releases, contractors, trade press and reference sites. Each guide shows the figures and names the sources instead of choosing one without saying so.

Why are there no prices?

Prices change and are often unattributed in marketing and press reports. The guides leave them out. Ask the sales center or the listing agent for current pricing in writing, and compare it with sourced sales records.

Do new-construction and resale purchases follow different rules?

In Florida, a purchase from a developer is covered by the developer-disclosure and deposit-escrow sections of the condominium law, and a resale from an owner is covered by the owner-disclosure section. Each guide says which applies to that project’s status and links the statute. Tennessee has its own condominium act, which the Nashville guides cite.
