Four Seasons lists 144, made up of 36 one-bedroom, 80 two-bedroom and 20 three-bedroom homes plus eight half-floor three-bedroom penthouses (Note 1). The 2019 plan releases said 143 (Notes 2, 5), and a 2024 magazine article said 142 and mentioned studios (Note 7). Confirm your unit in the recorded declaration.
On request, the association must provide the information listed in section 66-27-503 within ten business days of receiving the request, to the extent applicable, and may charge a reasonable fee (Notes 12, 13). The list includes the budget and reserve statement, minutes, assessments and any fees due on transfer (Note 13). Ask your attorney whether Part 5 applies to the unit (Note 11).
Tennessee law says that once any unit owner other than the declarant exists, each unit is a separate parcel that is separately taxed and assessed (Note 15). In Metro Nashville, residential property is assessed at 25% of appraised value (Note 18). Ask the Trustee for the parcel’s district and current rate.
