# How ABODE researches its community guides

Sourced, dated and open to correction

ABODE International Realty LLC publishes community guides that cite a named public source for the facts a buyer would rely on, prefer primary sources, label ABODE’s own perspective as opinion, leave out school ratings, crime and unattributed prices, and show the date of the last update. ## What do the guides deliberately not include?

- **School ratings or performance, crime statistics and who lives in a place.** These topics can serve as proxies for protected characteristics, and the federal Fair Housing Act prohibits steering buyers based on race, color, religion, sex, disability, familial status or national origin. We describe places, properties and rules and point to official sources for anything else. A school district’s tax levy can appear as a tax line, because it changes a tax bill, but we do not describe or rank schools.
- **Prices and home values we cannot attribute.** Sale prices and value estimates change quickly, and some come from licensed data we may not republish. A guide that includes one names the source and period.
- **Private owners and security details.** We do not name owners of private homes, publish private addresses as examples, or describe a property’s security arrangements.

## How are guides dated, updated and corrected?

Each guide shows the date it was last updated, and the date in the page’s structured data matches it. We change the date only when the content changes, not for cosmetic edits.
