The Ritz-Carlton Residences, Fort Lauderdale Beach, Florida. Updated October 2026.

The project is described in the sources as announced, and its counts, sizes and amenities may change. Confirm them in the developer’s contract documents before you rely on them.

## Where is The Ritz-Carlton Residences, Fort Lauderdale Beach, and what is planned?

The announcement places the project on Bayshore Drive, between the ocean and the Intracoastal Waterway, as two 13-story towers.

- The address is **551 Bayshore Drive** in Fort Lauderdale, which the announcement places between the Atlantic Ocean and the Intracoastal Waterway (Notes 1 and 2).
- The Real Deal describes the waterfront site as about 1.5 acres (Note 3).
- The project is **two 13-story towers**, with gardens between them (Notes 1, 2 and 3).
- The announcement describes two- and three-bedroom homes with dens of about 1,550 to 3,480 square feet, including six penthouses with ceilings up to 11 feet (Note 2).
- The announcement mentions a select number of dock slips along the Intracoastal Waterway (Note 2). Whether a slip comes with a home or is sold or assigned separately is a question for the contract documents.
- Garcia Stromberg is the architect and Dan Fink Studio designed the interiors (Note 1).

The announcement says the 83 homes include six penthouses (Note 2), while Multi-Housing News and The Real Deal list the six penthouses beside the 83 (Notes 3 and 4). The declaration and prospectus will state the legal unit count.

## Which Florida rules apply when you buy new here?

The sources cited here describe the project as announced and not yet built, so a contract signed with the developer is a developer sale under Chapter 718, Florida Statutes. Once the building is complete and an owner resells a unit, the resale rules apply instead.

- A developer’s contract for a residential unit must carry a legend that the buyer may cancel by written notice within **15 days** after signing and receiving all of the required documents, and a legend that oral representations cannot be relied upon (Note 9, section 718.503(1)(a)).
- A developer of a residential condominium with more than 20 units must prepare a **prospectus or offering circular** and furnish a copy to each buyer. It covers the description of the condominium, management arrangements, the estimated operating budget, closing expenses, the developer’s identity and experience, and exhibits such as the declaration, bylaws and floor plans (Notes 9 and 10, sections 718.503(1)(b) and 718.504).
- While construction is not substantially complete, deposits up to 10 percent of the sale price must go into escrow. Payments above 10 percent are held in a special escrow account controlled by an escrow agent. If the contract says so, the developer may withdraw funds above 10 percent once construction has begun, but only for the uses the statute allows (Note 11, section 718.202).
- The state’s rule on developer filings says the developer’s filing with the Division of Florida Condominiums, Timeshares and Mobile Homes must occur before any unit is offered to the public (Note 14, rule 61B-17.001).
- After the building is complete, an owner who resells is not the developer. The owner must give the buyer, at the seller’s expense, the inspector’s milestone inspection summary if one applies and the association’s latest structural integrity reserve study or a statement that none has been completed, and the resale contract carries a cancellation window of 7 days, excluding weekends and legal holidays (Note 9, section 718.503(2)).
- Two structural rules apply to condominium buildings of three habitable stories or more. A milestone inspection is due by December 31 of the year the building reaches 30 years of age (a local agency may set 25), and a structural integrity reserve study must be completed at least every 10 years after the condominium’s creation (Notes 12 and 13, sections 553.899 and 718.112(2)(g)). A new building will not reach a milestone inspection year for decades, but the reserve study schedule starts with the condominium.

This page describes the statutes in plain terms and is not legal advice. The statutes change, so confirm the current text and ask a Florida real estate attorney to review the contract and disclosure documents.

| Prospectus and exhibits | The prospectus, declaration, budget and floor plans are the legal description of what you are buying. Read them before you sign, and compare them with the marketing materials | Notes 9, 10 |
| The 15-day cancellation window | The contract legend runs from signing and receipt of all required documents. Ask in writing which documents were delivered and on what date | Note 9 |
| Deposit escrow terms | Ask who the escrow agent is, where deposits are held, and whether the contract lets the developer use deposits above 10 percent once construction has begun. Compare the contract with section 718.202 | Note 11 |
| Home count and penthouses | Sources differ on whether the six penthouses are inside the 83. Confirm the count and your unit’s plan in the declaration and prospectus | Notes 2, 3, 4 |
| Construction start and completion date | The announcement and later trade reports cited here give neither. Ask what completion date the contract states, what happens if it slips, and how the buyer is told | Notes 1, 2, 3, 4, 6 |
| Who is party to the contract, and the brand’s role | Ask which entity owns, develops and sells the project, who will manage the building, and which brand-license, management and services agreements appear in the prospectus. For comparison, the materials for the [Naples Ritz-Carlton Residences](https://abodeintlrealty.com/branded-residences/ritz-carlton-residences-naples/) state that the Ritz-Carlton Hotel Company does not own, develop or sell that project. Ask the developers for the equivalent statement for this one | Note 9 |
| Dock slips and amenity rights | The announcement mentions a select number of dock slips. Ask whether slips are included, assigned or sold separately, and whether amenities are shared or limited to owners | Note 2 |
| Condominium budget and association | The prospectus must include an estimated operating budget. Compare what it covers with the services you expect, and ask who controls the association after closing | Note 10 |
| Structural reserve study and milestone inspection after completion | A resale buyer must receive the latest structural integrity reserve study or a statement that none exists, and the milestone inspection summary where one applies. ## The Ritz-Carlton Residences, Fort Lauderdale Beach real estate: frequently asked questions

What is The Ritz-Carlton Residences, Fort Lauderdale Beach?

It is a 13-story, two-tower condominium announced in February 2026 for 551 Bayshore Drive in Fort Lauderdale, Florida, between the Atlantic Ocean and the Intracoastal Waterway (Notes 1 and 2). MICL and Admire Capital are the developers (Notes 2 and 3).

Who is developing it, and who sells the homes?

MICL and Admire Capital announced the project (Note 2). The announcement, as reported, names Douglas Elliman Development Marketing as the sole sales and marketing firm (Note 1). Ask which entity is the seller in your contract and what role the Ritz-Carlton brand has.

How many homes are planned?

The announcement says 83 private homes, including six penthouses (Note 2). Multi-Housing News and The Real Deal list six penthouses beside the 83 (Notes 3 and 4). The declaration and prospectus will state the legal count.

Is it under construction, and when will it be finished?

The sources cited here do not say. As of October 6, 2026, the announcement and the trade reports of February to July 2026 give no construction start date and no completion date (Notes 1, 2, 3, 4 and 6). Broker marketing sites list different completion years, 2027, 2029 and 2030, without crediting the developers (Notes 7 and 8). Ask for the date in the contract.

What protections apply when I buy from the developer?

Florida requires a developer’s contract to carry a 15-day cancellation legend measured from signing and receipt of the required documents, and the developer must furnish the prospectus with its exhibits (Notes 9 and 10). Deposits up to 10 percent of the price must be held in escrow while construction is not substantially complete, and payments above 10 percent are held in a special escrow account (Note 11). Confirm the details with your attorney.

Is ABODE International Realty affiliated with The Ritz-Carlton or the developers?

No. ABODE International Realty is a Florida-licensed brokerage in Largo that represents buyers and sellers of condominiums statewide. It is not affiliated with The Ritz-Carlton, MICL or Admire Capital and does not claim to hold this project’s sales listings. Ask any agent to disclose in writing whom they represent before you sign.
