## What do the published sources say about the building?

Most facts agree across sources. The one difference, 60 stories against 59, is shown in the table above.

- The tower is at 18555 Collins Avenue in **Sunny Isles Beach**, Miami-Dade County (Notes 3 and 4).
- The developer lists individual plunge pools on the balconies of most units (Note 1).
- The developer lists a spa with Vichy showers, a sunset terrace with two oversized spa tubs, an oceanfront ballroom, a movie theater, a game room with racing simulators and a car concierge service (Note 1).
- Wikipedia says the building has three elevators for vehicles that place each car in a garage next to the owner’s unit (Note 4).

Amenity lists are the developer’s own marketing and may change. Ask the association which amenities exist today, who operates them and what they cost owners.

## Which Florida rules apply when buying here?

The developer lists the tower as completed (Note 2), so most purchases here would be resales from an earlier owner. A purchase directly from the developer, if a developer still holds units, follows different disclosure rules.

- **Resale disclosure.** Section 718.503(2) requires an owner who is not a developer to give the buyer, before the sale, the declaration of condominium, the association’s articles, bylaws and rules, the annual financial statement and budget, the inspector’s summary of the milestone inspection report and the association’s most recent structural integrity reserve study. It also lists a turnover inspection report for turnover inspections performed on or after July 1, 2023 (Note 11).
- The same subsection includes contract language that lets a buyer cancel within seven days, excluding Saturdays, Sundays and legal holidays, after the date of execution. Read how that period works with your attorney (Note 11).
- **Buying from the developer.** Section 718.503(1) governs contracts for the sale of a residential unit by a developer and calls for documents including the question and answer sheet, the declaration, the estimated operating budget and the form of sale agreement (Note 11).
- **Structural integrity reserve study (SIRS).** Section 718.112(2)(g) requires a residential condominium association to have a SIRS completed at least every 10 years after the condominium’s creation for each building of three habitable stories or higher. It covers the roof, structure, fireproofing and fire protection, plumbing, electrical systems, waterproofing and exterior painting, windows and exterior doors, and any other item above the statute’s dollar threshold for deferred maintenance or replacement cost that affects those. Before a developer turns control over to owners, it must have a turnover inspection report for each building three stories or higher (Note 12).
- **Milestone inspection.** Section 553.899 requires a structural milestone inspection for condominium buildings of three or more habitable stories by December 31 of the year the building reaches 30 years from its certificate of occupancy, and every 10 years after. A local enforcement agency may require it at 25 years instead (Note 13). If the certificate of occupancy here was issued in 2017, 30 years from it is 2047, and 25 years is 2042. The certificate date itself is not stated on this page.

Confirm the certificate of occupancy date, any milestone inspection summary and the SIRS with the association before relying on any date above.

As of October 6, 2026, the developer’s site lists it under completed developments (Note 2). The general contractor’s page and SOCOTEC give 2017, and Wikipedia gives January 2017 (Notes 5, 6, 4). The developer’s page gives no year, so ask the association for the certificate of occupancy date.

How many residences and stories does Porsche Design Tower have?

What disclosure rules apply when buying a resale here?

Section 718.503(2) requires an owner who is not a developer to give the buyer the declaration, the association’s articles, bylaws and rules, the annual financial statement and budget, the inspector’s summary of any milestone inspection report and the most recent structural integrity reserve study (Note 11). Buying directly from a developer follows section 718.503(1) instead.

Does a milestone inspection apply to this building?

Florida requires a milestone inspection for condominium buildings of three or more habitable stories by December 31 of the year they reach 30 years from the certificate of occupancy, and every 10 years after. A local agency may require it at 25 years (Note 13). The certificate date decides when it falls due, so ask the association for it and for any inspection summary.
