| Address | Not confirmed, and sources differ. Hotel Management and Walker & Dunlop place it at 11th Ave N and Grundy Street (February 2026), Nashville Post gave 1101 Grundy St. (March 2025) and Marriott’s residential site gives 1110 Porter Street (June 2025). | Developer | Tidal Real Estate Partners, “in collaboration with Left Lane Development and Marriott International” in two trade reports. Marriott’s own residential site says the residences are not owned, developed or sold by Marriott, so Marriott’s role beyond the brand is not settled by these sources | Notes 1, 5, 4, 8 |

| Residences | 84 condominiums, from one to four bedrooms, including two half-floor penthouses. The count of bedrooms by unit type was not verified | Notes 1, 8, 3, 2, 4, 5, 6 |
| Hotel | 261 rooms, in six of the sources reviewed | Notes 1, 2, 3, 4, 5, 6 |
| Groundbreaking | The architect’s February 2026 post describes a groundbreaking celebration, and Hospitality Design reported on March 5, 2026 that construction had begun. Marriott’s June 2025 article had expected construction to begin in fall 2025 | Notes 2, 1, 8 |
| Projected opening | A projection, not a date, and sources differ. Hospitality Design (March 2026) says the project is “scheduled to open in 2028” and the architect’s post says the hotel is “anticipated to open in 2028”. The investor’s page, which is undated, says “expected to open in the second half of 2027”. Three February 2026 reports give no date | Notes 1, 2, 3, 4, 5, 6 |
| Status | As of October 6, 2026, the latest report found (March 5, 2026) says construction has commenced. No later progress report, such as a topping-out, was found, and no source reviewed reports completion | Note 1 |
| Sales | Nashville Post reported in March 2025 that presales would begin by the end of spring, and Marriott’s June 2025 article said the sales phase was underway. A current sales gallery, sales agent and the unit mix by bedroom count were not verified. Confirm them with the developer | Notes 7, 8 |

## What do the published sources say about the project?

The project is not finished, so everything below describes a plan or a construction stage, not a completed building. Where sources conflict, both versions are shown and neither is chosen.

- Every source reviewed places the project in the **Gulch** in Nashville (Notes 3, 1, 2, 4). They differ on the street address: 11th Ave N and Grundy Street, 1101 Grundy St. and 1110 Porter Street all appear (Notes 5, 6, 7, 8).
- Hospitality Design lists a double-height restaurant, a signature bar, a lobby lounge, a 50-foot heated saltwater pool with cabanas and a deck bar, event spaces, meeting rooms and a spa (Note 1). The investor’s page lists a signature restaurant and bar, the pool, a spa and fitness center, a golf simulator and about 9,000 square feet of meeting space (Note 3).
- For residents, Hospitality Design lists a private gym, a sports simulator, an outdoor terrace, lounges, a game and screening room, a private dining room with a catering kitchen and access to hotel services including a 24-hour concierge and security (Note 1). Which services are included, and what residents pay for them, is a question for the offering documents.
- Two trade reports say Tidal is developing the project in collaboration with Left Lane Development and Marriott International (Notes 1, 5). Marriott’s residential site says the residences are not owned, developed or sold by Marriott and that 1101 Grundy Property Owner, LLC uses the EDITION marks under a license (Note 8). The reports and the disclaimer describe Marriott’s role differently, and the contract documents should say who the seller is.
- ESa is the architect and INC Architecture & Design is the interior designer (Notes 1, 7).

Amenities and features are the developer’s and brand’s plans and may change before completion. The purchase contract and its exhibits control, not the press materials.

## Which Tennessee and Metro Nashville rules apply when buying here?

The project is still being built (Notes 2, 1), so a buyer now would be buying from the developer before the building exists. This section describes what the statute text says; it is not legal advice, and your attorney should say whether each rule applies to your contract.

- **The Tennessee Condominium Act of 2008.** Title 66, Chapter 27 of the Tennessee Code holds the Act in Parts 2 through 5 (Note 9). Section 66-27-202 applies those parts to condominiums created in Tennessee after January 1, 2009 (Note 10). Whether and when this project’s condominium is created depends on its recorded declaration, which we have not seen.
- **Residential units.** Part 5, which holds the information and deposit rules below, “applies only to units restricted to residential purposes, unless expressly made applicable by the declaration” (Note 11). The project combines a hotel and residences (Notes 3, 1), so ask your attorney which recorded document restricts each unit and whether Part 5 applies.
- **Information from the declarant.** Section 66-27-502(b) says that when construction is not yet complete, a declarant must, on request and within ten business days, give a purchaser or the purchaser’s lender the section 66-27-503 information, to the extent applicable and available. Anything not available by then must be provided at least ten business days before closing (Note 12).
- **What that information includes.** Among other items: the recorded declaration and bylaws (or substantially final forms if not recorded), the association’s rules, a budget or projected budget with a statement on reserves for repairs and replacements, the projected assessments, any debt secured by common elements, any lease affecting common elements or amenities, an insurance statement, pending suits, and whether the board is still under declarant control and when that ends (Note 13).
- **If the declarant does not deliver.** Where the declarant controls the association, section 66-27-505(b) says a buyer who does not receive the information in time may rescind the contract on notice, or extend the closing date until ten business days after the information arrives and seek specific performance, with recovery of costs and reasonable attorney’s fees (Note 14). Ask your attorney how the notice and timing work for your contract.
- **Deposits.** Under section 66-27-506, a buyer’s deposit up to the first 10 percent of the price must be held in escrow in Tennessee by a licensed title insurer or agent, an attorney, a licensed real estate broker or an independent bonded escrow company. The declarant may use those funds for construction costs before completion only if a surety bond or an irrevocable letter of credit or equivalent guarantee backs repayment to the buyer. Money above 10 percent received after construction starts may be used for construction costs if the contract allows it, but not for salaries, commissions, real estate licensee expenses or advertising. A contract that allows use of deposits must carry a legend to that effect, which the statute sets out (Note 15).
- **When the developer hands over the board.** Under section 66-27-403, declarant control ends no later than the earlier of 120 days after 75 percent of the units that may be created have been conveyed to owners other than the declarant, or five years after the first conveyance to a purchaser other than the declarant (seven years if more than 100 units may be created). Within 120 days after 25 percent of the units are conveyed, at least one board member must be elected by owners other than the declarant (Note 16). Ask how many units the declaration allows to be created, since that decides which period applies.
- **Contracts made before owners take over.** Section 66-27-405 lets the association, after the owner-elected board takes office, terminate certain contracts or leases entered into earlier with the declarant or its affiliates, and certain others that were not disclosed in writing before the first sale and were unconscionable to owners when made, without penalty on at least 90 days’ notice. It has exceptions, including for contracts that exercise a development right or special declarant right, and applies only to condominiums containing units restricted to residential purposes (Note 17). Brand, license and management agreements are private contracts, so read them rather than assuming this section reaches them.
- **Taxes on each unit.** Once any unit owner other than the declarant exists, each unit is a separate parcel, separately taxed and assessed, and no separate tax may be assessed against the common elements (Note 18).
- **Zoning and permits in Metro Nashville.** Metro says to start a zoning search with the Planning Department’s Parcel Viewer and, for new construction, to look at zoning entries with a status of “Current” (Note 20). Metro Codes does not keep a list of all building permits; its ePermits system shows construction permits with sign-offs and inspection status, and a separate portal holds permit documents (Note 19). Because the address is unconfirmed, search by the parcel in the contract documents.
- **Metro property tax.** For 2025 the General Services District rate was \$2.782 per \$100 of assessed value and the Urban Services District combined rate was \$2.814, which is the \$2.782 plus a \$0.032 add-on; residential property is assessed at 25% of appraised value (Notes 21, 22). Metro defines the Urban Services District as the old City of Nashville plus areas added since (Note 23). Rates are set each year, so ask the Trustee which district a parcel is in and what the current rate is. Statements are mailed in October and are due by the last day of February (Note 24).

This page does not reproduce the full statutes or the Metro code. Your attorney should review the contract package, the declaration and the escrow terms before you sign.

## What should you check before buying in The Nashville EDITION Hotel & Residences?

| Check | Why it matters here | Source |
|------------------------------------------------|-----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------|--------------------------|
| The declaration, bylaws and budget | Ask in writing for the section 66-27-503 items and note the date you ask. The statute asks for the recorded declaration and bylaws or, if not yet recorded, a substantially final form to the extent available | Notes 12, 13 |
| Who controls the association, and for how long | The statute lists whether the board is still under declarant control and when that ends, and limits how long control may last. Ask what the declarant may decide during that period and when owners take over | Notes 13, 16 |
| Contracts signed before owners take over | Ask for every agreement between the association and the declarant or its affiliates, including management, hotel-services and brand-related agreements. The association may terminate certain contracts after owners elect the board, but only on the statute’s conditions. ABODE found no Tennessee statute that regulates brand or licensing agreements, which are private contracts | Notes 13, 17 |
| Reserves, assessments and shared costs | The projected budget must state the reserve for repairs and replacements and whether a study was done, and must list the projected assessments, any debt secured by common elements and any lease affecting amenities. Ask what is shared with the hotel and how those costs reach residential owners | Note 13 |
| Where your deposit is held | Deposits up to 10 percent must be escrowed in Tennessee with a listed type of holder, and the declarant may use them before completion only with a surety bond or irrevocable letter of credit. Ask who holds your funds and which guarantee backs them | Note 15 |
| Delivery date and remedies | The opening year is 2028 in a March 2026 trade report and the architect’s post, and the second half of 2027 on the investor’s undated page. Read the contract’s completion deadline, extension rights and your remedies. A press projection is not a contract term | Notes 1, 2, 3 |
| The seller and the brand license | Marriott’s residential site says the residences are not owned, developed or sold by Marriott and names 1101 Grundy Property Owner, LLC as the licensee of the EDITION marks, while two trade reports say Tidal is developing in collaboration with Marriott International. ## The Nashville EDITION Hotel & Residences real estate: frequently asked questions

What is The Nashville EDITION Hotel & Residences?

It is an EDITION-branded hotel and condominium tower under construction in the Gulch in Nashville, Tennessee. Sources describe 28 stories, 84 residences and 261 hotel rooms (Notes 2, 3, 1). Trade reports name Tidal Real Estate Partners as developer (Notes 1, 4, 5).

Is The Nashville EDITION built yet?

Not according to anything we found. The architect described a groundbreaking celebration in February 2026 (Note 2), and Hospitality Design reported on March 5, 2026 that construction had begun (Note 1). No source reviewed reports completion as of October 6, 2026.

When is The Nashville EDITION expected to open?

Sources differ. Hospitality Design’s March 2026 report and the architect’s post say 2028 (Notes 1, 2), while the investor’s undated page says the second half of 2027 (Note 3). Three February 2026 trade reports give no date (Notes 4, 5, 6). Any opening year is a projection, so rely on the contract’s completion terms.

What is the address of The Nashville EDITION?

It is not confirmed. Hotel Management and Walker & Dunlop place it at 11th Ave N and Grundy Street, Nashville Post gave 1101 Grundy St., and Marriott’s residential site gives 1110 Porter Street (Notes 5, 6, 7, 8). Confirm the legal description in the contract documents.

Does Marriott develop or sell the residences?

Sources differ. Two trade reports say Tidal is developing the project in collaboration with Left Lane Development and Marriott International (Notes 1, 5). Marriott’s residential site says the residences are not owned, developed or sold by Marriott and that 1101 Grundy Property Owner, LLC uses the EDITION marks under a license (Note 8). The contract documents should name the seller.

What protections apply when buying from the developer in Tennessee?

The Tennessee Condominium Act of 2008 requires a declarant of an incomplete condominium to provide specified information on request within ten business days, and lets a buyer rescind or extend closing if a declarant in control does not (Notes 12, 13, 14). It also sets rules for holding deposits in escrow (Note 15) and limits how long a declarant may control the association (Note 16). Part 5 applies to units restricted to residential purposes, so ask your attorney how it applies to your contract (Note 11).

Does ABODE International Realty sell units in The Nashville EDITION Hotel & Residences?

ABODE International Realty LLC is licensed in Tennessee (Real Estate Firm 263936), with offices in Murfreesboro and Knoxville. It is not affiliated with Marriott International, EDITION or the developer, and it does not claim to hold this project’s sales listings. Ask any brokerage for its representation disclosure before you sign.
