## Where is Four Seasons Private Residences Coconut Grove, and what stood on the site?

The project is a single new tower on South Bayshore Drive in Miami. It replaced an older office building.

- The address is **2699 South Bayshore Drive** in Miami (Notes 3 and 4). The 2024 announcement describes the property as overlooking Biscayne Bay (Note 2).
- The site was occupied by a nine-story office building completed in 1972, which the joint venture demolished (Note 4).
- The building is a single **20-story** tower (Notes 2 and 6).
- The architect is Luis Revuelta and the interior designer is Michele Bönan (Notes 1, 2 and 6).
- Construction started in October 2025, and by July 1, 2026 the tower was reported to be rising above its foundation (Notes 5 and 7).

The 2024 announcement describes 70 homes plus four penthouse residences, while the project page and Multi-Housing News count 70 units in all (Notes 1, 2 and 3). The declaration and prospectus will state the legal unit count.

## Which Florida rules apply when you buy new here?

The tower is under construction, so a contract signed with the developer is a developer sale under Chapter 718, Florida Statutes. Once the building is complete and an owner resells a unit, the resale rules apply instead.

- A developer’s contract for a residential unit must carry a legend that the buyer may cancel by written notice within **15 days** after signing and receiving all of the required documents, and a legend that oral representations cannot be relied upon (Note 8, section 718.503(1)(a)).
- A developer of a residential condominium with more than 20 units must prepare a **prospectus or offering circular** and furnish a copy to each buyer. It covers the description of the condominium, management arrangements, the estimated operating budget, closing expenses, the developer’s identity and experience, and exhibits such as the declaration, bylaws and floor plans (Notes 8 and 9, sections 718.503(1)(b) and 718.504).
- While construction is not substantially complete, deposits up to 10 percent of the sale price must go into escrow. Payments above 10 percent are held in a special escrow account controlled by an escrow agent. If the contract says so, the developer may withdraw funds above 10 percent once construction has begun, but only for the uses the statute allows (Note 10, section 718.202).
- The state’s rule on developer filings says the developer’s filing with the Division of Florida Condominiums, Timeshares and Mobile Homes must occur before any unit is offered to the public (Note 13, rule 61B-17.001).
- After the building is complete, an owner who resells is not the developer. The owner must give the buyer, at the seller’s expense, the inspector’s milestone inspection summary if one applies and the association’s latest structural integrity reserve study or a statement that none has been completed, and the resale contract carries a cancellation window of 7 days, excluding weekends and legal holidays (Note 8, section 718.503(2)).
- Two structural rules apply to condominium buildings of three habitable stories or more. A milestone inspection is due by December 31 of the year the building reaches 30 years of age (a local agency may set 25), and a structural integrity reserve study must be completed at least every 10 years after the condominium’s creation (Notes 11 and 12, sections 553.899 and 718.112(2)(g)). A new building will not reach a milestone inspection year for decades, but the reserve study schedule starts with the condominium.

How many residences are there?

Sources differ. The project page and Multi-Housing News count 70 units, with four of them penthouses (Notes 1 and 3), while the 2024 announcement describes 70 homes plus four penthouse residences (Note 2). The declaration and prospectus will state the legal count.

Is it built yet, and when will it finish?

No. As of October 6, 2026, the most recent report cited here, dated July 1, 2026, says foundation work was complete and the tower was rising (Note 7). Published projections for completion are 2028: mid-2028 in Commercial Observer and Multi-Housing News, and first residents in early 2028 in a November 2025 report (Notes 4, 5 and 6). These are projections.

What protections apply when I buy from the developer?

Florida requires a developer’s contract to carry a 15-day cancellation legend measured from signing and receipt of the required documents, and the developer must furnish the prospectus with its exhibits (Notes 8 and 9). Deposits up to 10 percent of the price must be held in escrow while construction is not substantially complete, and payments above 10 percent are held in a special escrow account (Note 10).
