| Project | Conrad Residences Nashville, the name on Hilton’s fact sheet, marketed as the Residences at Broadwest: 196 condominiums above the Conrad Nashville hotel in the Broadwest development | Notes 2, 1, 3 |
| Address | 1616 West End Avenue, Nashville, TN 37203, per the residences’ website. The 2019 hotel announcement gave 1600 West End Avenue, so confirm the address and legal description in the recorded documents | Notes 1, 5 |
| Brand | Conrad, a Hilton brand. The residences’ site says the tower is anchored by Conrad Nashville by Hilton, and Hilton lists the residences by name. Neither source describes which Conrad services, if any, reach owners, or on what terms | Notes 1, 2 |
| Developers | Propst Development and Chartwell Hospitality, co-developers of the hotel; Propst Development was master developer of Broadwest. A 2019 trade report also listed Hilton among the developers. These sources do not say which entity developed and sold the residential condominiums, so confirm that in the recorded declaration | Notes 3, 4 |
| Stories | 34, with the residences on the top 20 floors. A 2019 trade report and Hospitality Net describe a 14-story hotel base; Cooper Carry’s page says 13 stories | Notes 1, 4, 5, 6, 7 |
| Residences | 196 condominiums on the top 20 floors, described as one-, two- and three-bedroom homes plus penthouses. The count is the same in the residences’ site, the 2022 release, Cooper Carry’s page and the management company’s release | Notes 1, 3, 6, 7 |
| Hotel | 234 rooms in the June 2022 completion release, which gave June 29, 2022 as the scheduled opening. The 2019 plan said 237 rooms | Notes 3, 4, 5 |
| Hotel ownership | The June 2022 release says the co-developers completed the sale of the hotel to Northwood Investors, LLC. Who owns and operates the hotel now was not checked | Note 3 |
| Architect and interiors | Cooper Carry is the architect and lists interior design services for the residences. The 2019 announcement named Champalimaud Design as interior designer of the hotel | Notes 4, 5, 6 |
| Hotel features | The 2022 release lists a third-level outdoor terrace pool, more than 11,000 square feet of meeting space, the Blue Aster restaurant and the Thistle and Rye whiskey bar. Which of these residential owners may use, and on what terms, is a question for the association documents | Note 3 |
| Association management | FirstService Residential said in April 2022 that it was awarded the management contract for the Residences at Broadwest. Confirm who manages the association now | Note 7 |
| Residence delivery date | Not verified. None of the sources above gives the date the residences were delivered or first closed. The 2022 release dates the hotel’s opening, not the residences | Notes 3, 6, 7 |
| Status | As of October 6, 2026, Hilton’s fact sheet (updated April 2026) lists the residences as open and the residences’ site says “Open Now”. Cooper Carry’s page says all units sold before the building opened, and the site refers to a sales gallery and a local listing brokerage, so confirm whether a given unit is offered by an owner or by the developer | Notes 2, 1, 6 |

## What do the published sources say about the building?

The hotel is described as complete and the residences as open, so the figures below describe a built project. Several details differ between sources, and each difference is shown.

- The residences’ website places 196 residences on the top 20 floors of a 34-story tower anchored by Conrad Nashville by Hilton (Note 1). The management company’s April 2022 release describes the same 196 condominiums on the top 20 floors (Note 7).
- The June 2022 release describes Broadwest as a mixed-use project master developed by Propst Development, with office space, 196 condominiums and the Conrad hotel (Note 3).
- The 2022 release lists the hotel’s terrace pool, meeting space, restaurant and whiskey bar (Note 3). The sources reviewed do not say which hotel features are open to residential owners, so ask for the association documents and any use agreement.
- Cooper Carry is the architect, and its project page lists architecture and interior design services for the residences (Notes 4, 6). Champalimaud Design was named in 2019 as the hotel’s interior designer (Note 5).
- Details differ by source and date: the hotel is 234 rooms in the 2022 completion release and 237 in the 2019 plan, the hotel base is 14 stories in the 2019 reports and 13 in Cooper Carry’s page, and the street number is 1616 on the residences’ site and 1600 in the 2019 announcement (Notes 3, 4, 5, 6, 1).

Published descriptions are marketing and planning material. The recorded declaration, plat and the association’s current documents define what each unit and the common areas are.

## Which Tennessee and Metro Nashville rules apply when buying here?

Hilton lists the residences as open and the residences’ site says “Open Now” (Notes 2, 1), and Cooper Carry’s page says all units sold before the building opened (Note 6). The seller may therefore be an owner, or the developer if any unit is still unsold. The association’s duty described below applies to a purchaser either way. This section describes what the statute text says; it is not legal advice, and your attorney should say whether each rule applies to your purchase.

- **The Tennessee Condominium Act of 2008.** Title 66, Chapter 27 of the Tennessee Code holds the Act in Parts 2 through 5 (Note 8). Section 66-27-202 applies those parts to condominiums created in Tennessee after January 1, 2009 (Note 9). The tower was announced in 2019 and its hotel was completed in 2022 (Notes 4, 3); confirm in the recorded declaration how and when the condominium was created.
- **Residential units.** Part 5, which holds the information rules below, “applies only to units restricted to residential purposes, unless expressly made applicable by the declaration” (Note 10). The tower combines a hotel and residences (Notes 1, 3), so ask your attorney how the recorded documents classify the residences.
- **Information from the association.** Section 66-27-502(a) says the association, on request from a unit owner, a purchaser or a lender, must provide the section 66-27-503 information within ten business days of receiving the request, to the extent applicable. The owner must tell a purchaser or lender how to reach the association, and the association may charge a reasonable fee. The requesting party may rely on what is provided unless it has actual knowledge to the contrary, and the information may be delivered in writing or electronically (Note 11).
- **What that information includes.** Among other items: the declaration, bylaws and rules; the latest balance sheet, income statement and approved budget, with a statement on reserves for repairs and replacements; minutes for the past 24 months; the current monthly assessment and any special assessment applicable to the unit; fees due on a transfer; any additional fees for using common elements or amenities; an insurance statement; unsatisfied judgments and pending suits; a description of any lease affecting the common elements or amenities; assessments more than 60 days past due; and whether the board is still under declarant control (Note 12).
- **If the association does not deliver.** Section 66-27-505(a) provides a \$250 fine after a first request, a \$500 fine if the information is still not supplied within ten business days after a second request, and recovery of costs and reasonable attorney’s fees (Note 13). Ask your attorney how to make and date the request.
- **Taxes on each unit.** Once any unit owner other than the declarant exists, each unit is a separate parcel, separately taxed and assessed, and no separate tax may be assessed against the common elements (Note 14).
- **Zoning and permits in Metro Nashville.** Metro says to start a zoning search with the Planning Department’s Parcel Viewer (Note 16). Metro Codes does not keep a list of all building permits; its ePermits system covers construction, trade and short-term rental permits and shows sign-offs and inspection status, and a separate portal holds permit documents (Note 15).
- **Metro property tax.** For 2025 the General Services District rate was \$2.782 per \$100 of assessed value and the Urban Services District combined rate was \$2.814, which is the \$2.782 plus a \$0.032 add-on; residential property is assessed at 25% of appraised value (Notes 17, 18). Metro defines the Urban Services District as the old City of Nashville plus areas added since (Note 19). Rates are set each year, so ask the Trustee which district a parcel is in and what the current rate is. Statements are mailed in October and are due by the last day of February (Note 20).

This page does not reproduce the full statutes or the Metro code. Your attorney should review the association documents and the contract before you sign.

## What should you check before buying in Conrad Residences Nashville?

| Check | Why it matters here | Source |
|----------------------------------------------|---------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------|--------------------------|
| The association information package | Ask in writing for the section 66-27-503 items as early as you can. The association has ten business days after it receives the request and may charge a reasonable fee | Notes 11, 12 |
| Budget, reserves and special assessments | The package should include the approved budget with a statement on reserves, 24 months of minutes, and the current monthly and any special assessment on the unit | Note 12 |
| Transfer fees and amenity fees | The statute lists fees due on a transfer and any additional fees for using common elements or other amenities. Ask which hotel features, if any, residential owners may use and what they pay | Notes 12, 3 |
| Insurance, suits and delinquencies | Ask for the insurance statement, any unsatisfied judgments and pending suits against the association, and the total of assessments more than 60 days past due | Note 12 |
| Leases and agreements affecting shared areas | The statute lists any lease affecting the common elements or amenities. Ask for it, and for any agreement between the association and the hotel | Note 12 |
| Who controls the association now | The statute lists whether the board is still under declarant control. Ask whether control has passed to owners and when | Note 12 |
| Who manages the association | A management company said in April 2022 that it was awarded the management contract. Ask who manages now and under what terms | Note 7 |
| The hotel and residential relationship | A June 2022 release says the hotel was sold to Northwood Investors. Ask who owns and operates the hotel now, what the agreements say about shared services, costs and the brand’s term, and how a change would affect owners | Note 3 |
| Conrad services and the brand’s role | The residences’ site says the tower is anchored by Conrad Nashville by Hilton, and Hilton lists the residences by name, but neither says what services owners receive. Ask for the documents that describe any Conrad services, who provides them and what they cost | Notes 1, 2 |
| Delivery and sale history | The date the residences were delivered or first closed is not verified. Ask for the recorded declaration and the first deed in your unit’s chain, and ask whether the seller is an owner or the developer | Notes 1, 6 |
| Unit type, size and counts | The 196-residence count is consistent across sources, but the hotel is 234 rooms in 2022 and 237 in the 2019 plan, and the hotel base is 13 or 14 stories depending on source. Confirm your unit’s type, size and measurement method in the recorded declaration, plat and floor plan | Notes 1, 3, 4, 6 |
| Address and legal description | The residences’ site gives 1616 West End Avenue and the 2019 announcement gave 1600. Use the recorded legal description and the Assessor’s parcel record, not marketing addresses | Notes 1, 5, 21 |
| Permit and zoning record | Look up the parcel’s zoning in Metro Planning’s Parcel Viewer and the permit sign-offs and inspection status in ePermits. Metro Codes says it keeps no single list of all permits | Notes 16, 15 |
| Rental and use rules | Ask whether the declaration or association rules limit leasing or short-term rental. ## Conrad Residences Nashville real estate: frequently asked questions

What is Conrad Residences Nashville?

It is the name Hilton uses for the condominium residences marketed as the Residences at Broadwest, 196 homes on the top 20 floors of a 34-story tower at 1616 West End Avenue in Nashville, Tennessee, above the Conrad Nashville hotel (Notes 2, 1). Propst Development and Chartwell Hospitality co-developed the hotel (Note 3).

Is Conrad Residences Nashville finished?

Hilton’s fact sheet, updated April 2026, lists the residences among its open properties (Note 2), and the residences’ site says “Open Now” (Note 1). The hotel’s developers announced its completion on June 20, 2022 (Note 3). The date the residences were delivered is not verified.

How many residences and hotel rooms are there?

The residences’ site, the 2022 release and Cooper Carry’s page all give 196 residences (Notes 1, 3, 6). The hotel is 234 rooms in the June 2022 release and was 237 in the 2019 plan (Notes 3, 4).

What is the address?

The residences’ website gives 1616 West End Avenue, Nashville, TN 37203 (Note 1). The 2019 hotel announcement gave 1600 West End Avenue (Note 5). Use the recorded legal description and the Assessor’s parcel record to confirm.

What do I get from the association when buying in Tennessee?

On request, the association must provide the information listed in section 66-27-503 within ten business days of receiving the request, to the extent applicable, and may charge a reasonable fee (Notes 11, 12). The list includes the budget and reserve statement, minutes, assessments and any fees due on transfer (Note 12). Ask your attorney whether Part 5 applies to the unit (Note 10).

Does the unit have its own property tax bill?

Tennessee law says that once any unit owner other than the declarant exists, each unit is a separate parcel that is separately taxed and assessed (Note 14). In Metro Nashville, residential property is assessed at 25% of appraised value (Note 17). Ask the Trustee for the parcel’s district and current rate.

Does ABODE International Realty sell units in Conrad Residences Nashville?

ABODE International Realty LLC is licensed in Tennessee (Real Estate Firm 263936), with offices in Murfreesboro and Knoxville. It is not affiliated with Hilton, Conrad or the developers, and it does not claim to hold this project’s sales listings. Ask any brokerage for its representation disclosure before you sign.
